Back to home

Watch the renewals you already write — not another spreadsheet tab.

Florida agencies lose hours stitching county portals into renewal week. PropertyNotes puts supported public-record research next to The Book, then lets you turn on Client alerts for properties you choose.

The producer pain

  • Renewal lists live in a spreadsheet while PA, FEMA, and permit sites live in five other tabs.
  • Someone has to remember which roofs, ownership signals, or inspection docs went stale.
  • Free one-shot consumer tools answer a homeowner question — they do not watch your in-force book.

PropertyNotes displaces that manual desk path. It does not replace Polly, Canopy, your AMS, HailScore, or HazardHub.

Verify → act → confirm

Review the property evidence, prepare the renewal in your existing workflow, and confirm material facts against the linked sources. Optional Client alerts help you revisit supported changes on properties you choose.

  1. Verify — research an address into a source-linked brief; gaps stay visible.
  2. Act — prep renewals, upload inspections, use your carriers and AMS as you already do.
  3. Confirm — optional Client alerts on watched properties when your plan includes them.

Renewal-list demo

The fastest way to evaluate PropertyNotes is a founder-led walkthrough on addresses you already write. Bring 10–20 renewals; we show what supported public records return, what Client alerts can watch, and what still needs a producer.

Alerts require an explicitly saved watch and compare supported snapshots. The product does not claim an always-running scheduler or outbound delivery unless the live interface says that capability is active. See source limits.

Watch alerts — common questions

What do Client alerts watch on a Florida agency book?
Client alerts compare supported public-record snapshots on properties you explicitly save to watch. They are meant for renewal and service follow-up — not consumer flood scores or always-on guarantees. A baseline is not an alert.
How do I start reviewing my renewal list?
Import your client book, review the matched columns, and open a property brief to inspect available evidence. Choose which properties to monitor separately; importing a file does not enable monitoring.
Does this replace Polly, Canopy, or my AMS?
No. PropertyNotes is the property research and watch desk — public records, briefs, and optional watches. Keep your AMS, rater, and intake tools.
Which plan includes ownership-change (deed) watches?
Deed / ownership-change monitoring starts on Growth when that source path is enabled. Agency focuses on core renewal monitoring. Plans are Agency $149, Growth $249, and Book $399 — seats and usage meters, with named seat caps on the pricing page.
